Infused with excellence – our latest award triumph

Fresh off the back of claiming two gongs at last month’s First Time Buyer awards, we’re clearing more space in our trophy cabinet having just scooped another award at this year’s Housing Excellence Awards for our work with Manchester City Council and GB Building Solutions.

The award for Best New Affordable Housing Scheme of the Year was given to our Infusion development in Moss Side, Manchester after it impressed judges at the eighth annual ceremony at Lancashire County Cricket Club.

For those of you who may not be fully up to speed, we joined forces with Manchester City Council last year to create Infusion a development formed with the aim of creating popular neighbourhoods and improving the standard of existing homes as part of a wider, multi-million pound regeneration project.

Driven towards quality, Infusion offers a range of 2, 3 and 4 bedroom eco-rated properties and offers a shared equity scheme to qualifying purchasers, making the development ideal for those looking for attractive and affordable housing just a short hop from the bright lights of Manchester city centre.

Suffice to say, we are delighted to have been given this award. By working closely with Manchester City Council and GB Building solutions, we’ve been able to create a development which will be a huge asset to the area for years to come.

As regular readers of this blog will know, we pride ourselves in helping as many buyers as possible to get onto the property ladder despite the challenges they may face.

This award reflects the high standards achieved by the development as a whole.

Why we are the godfather of Housebuilders

Following the successes of our tasty treats and birthday bonanza campaigns of last year, we thought it was about time we rolled out the red carpet for househunters this May, so have come up with a new campaign where we plan to give buyers the star treatment.

From the 3rd to the 22nd of May, househunters can get their hands on star quality homes at affordable prices, with help from our familiar cast of incentives that include home exchange, equity loans, deposit match and recommend a friend. Plus, we’re also offering 12 months free energy bills, up to the value of £1000*, for everyone who reserves a new home on one of our selected plots by 22nd May.

Later this month, you will also see the premiere of a brand new incentive to our existing showcase. Family Deposit is a groundbreaking scheme, which allows another family member to pay the deposit for a new home and earn 5% interest on their investment for the 5 years that follow. The 5% interest will be paid in a lump sum after legal completion and represents a more favourable return than many of the ISAs available on the market today.

Before the credits roll on this latest instalment of epic offerings,our loyal fans on Facebook and Twitter also have multiple chances to win one of a range of five-star prizes,including DVD box-sets and cinema ticket packages.

Our eggs-ellent Easter plans

With Easter now just days away and chocolate eggs flying off supermarket shelves around the country, we thought we’d share our Easter plans with you. After all, with bank holidays galore this time of year and some rather pleasant weather forecasts now could be the perfect time for a spot of househunting.

At our Alexandra Chase development in the North East, we’re bringing families together over the Easter weekend, by offering free family portrait sessions for everyone who visits our sales office on Sunday. We’ll also be opening our new four bedroom detached show home, so why not come down and take a look?

The fun doesn’t end there, as all of our Southern and Yorkshire developments are offering a free Easter egg for each child who pays a trip to our developments. Mums and Dads out there will need no better reason to bring the kids along for a spot of Easter househunting.

So all that remains is for me to wish you a very happy Easter and an enjoyable bank holiday weekend!

Look after the pennies and the house will look after itself

It’s Friday!  Better than that, today marks the end of the last full week you’ll work until May.  Surely, nothing can beat the prospect of working just seven days out of the next 16?  Except maybe, just maybe, that feeling you get when you receive the keys to your very first home.

I can remember that moment like it was only yesterday a sense of true independence, financial security and a million decorating ideas (not all as sensible as my fixed first fixed term mortgage if I am honest).

I was part of the lucky generation. We bought our houses young and watched the values rocket.  I have made many mistakes in life, but investing in property has never been one of them. I have a home I love and it’s mine, all mine!

That is why I am passionate about helping First Time Buyers onto the property ladder. And I am lucky enough to work for a company that feels just the same. Together, we do everything we can to help – which is why readers of First Time Buyer Magazine have just voted us Private Developer of the Year for the second year in a row.

It’s also why Fridays are now First Time Fridays for us – the day we give over to helping people looking to buy when everyone else seems to be telling them they can’t.

So, here are my personal top tips for saving for a deposit. In short, look after the pennies and the house will take care of itself.

  1. Clear your debts.  If you can’t clear your debts now, make sure you are paying the lowest possible interest. Shopping around is time well spent.
  2. Plan a budget.  Set a limit for what you spend on food, socialising and clothes – and set a savings target.
  3. Plan for the unexpected.  Most people who plan for a budget don’t include things like car repairs, Christmas, presents and holidays. Have separate accounts for this sort of thing so you can cope with the unexpected and still have a treat once in a while.
  4. Write down everything you spend.  That will help to cut your spending more than anything else!
  5. Take cash shopping not cards.  It feels a lot more real this way.
  6. Get an ISA and earn money on your savings.
  7. Shop around. Don’t just go with your usual gas or electricity supplier and don’t just renew your insurance policies.  Try sites like uswitch and moneysupermarket to save money on life’s essentials.
  8. Look at easy ways to supplement your income like being a mystery shopper with Retail Eyes or being paid to complete online surveys through companies such as Valued Opinions.
  9. Have a clear out and sell things you don’t need on eBay or at car boot sales.  You’ll be surprised how much money you can raise.
  10. Save money in the house turn off appliances left on standby, take showers not baths, don’t use the tumble dryer, install a water meter, don’t leave the tap running whilst you brush your teeth, turn down the thermostat, close the curtains in the winter and only boil the amount of water you need.
  11. Shop wisely, plan meals in advance, don’t buy branded goods, buy in bulk, don’t buy expensive ready meals and always take lunch to work.
  12. Do use supermarket loyalty cards and if using credit cards, try and choose those that reward spending (provided you can pay the debt off each month).
  13. Instead of buying expensive presents for people you can’t afford, give them a gift of your time – and instead of having flippant presents back, ask for money or vouchers.
  14. Finally, ask for help. Every year we help hundreds of First Time Buyers onto the property ladder though a range of schemes including Deposit Match, MiWay and Homebuy Direct. Firstbuy is the next big thing so watch this space…
