Clicks and Mortar

Big changes are afoot here at Miller Homes HQ.   No, we are not about to start building boats and caravans – but we have got ourselves a shiny new welcome page on our website, and added in some extra touches too.

In short, the world has changed since our first website went live back in the early noughties.  Back then, no one Tweeted and Facebook was something students used when they should have been at lectures.    They still do I guess – but the rest of us now use it when we should be working too!

I was particularly interested to note that the Twitter audience jumped by a third during “Giggs Gate”.  Yes, the way we get our news has changed forevermore – and so has the way we find our new homes.

Last year, MyHomesLife carried out a survey of 9,000 househunters which revealed that 71.8% of househunters now start their househunting online.

This is why we’ve always invested in our online activity and our website has always been incredibly popular with househunters.  For those that don’t know, in 2004 we became the first British housebuilder to enable our customers to track the build progress of their new home online at mymillerhome and in 2007, we launched our own social networking site (I am not sure we realised just how ahead of the game we actually were then!) – mymillerstreet.

As a result, we have picked up many, many awards for our website over the years and only last years, readers of First Time Buyer Magazine commended our online offering.

As a result of all this, our website traffic has reached new levels.  Every time we launch a national marketing campaign, we break new records.

But nothing in life is perfect – not even our website – and with so many people now getting their first impressions of Miller Homes through our website, we want it to be as brilliant as possible – and to truly reflect us as a business.

So, on our homepage you can now see what we have been tweeting and blogging about.  You can see our full range of fantastic incentives – and finding your dream home is easier than ever thanks to a new and improved search function.

I should stress that this is the just the beginning of our website refresh programme so there will be plenty more to see over the coming months.  Well, why give everything away all at once?

The recent changes have been developed in line with customer feedback and we are always interested in hearing what people think of us and our products so please share your comments with us – either below or on Facebook or Twitter.

A problem shared isn’t a problem halved

With the announcement of the FirstBuy funding allocation released this week, we look once again to the ways in which we as a developer can help raise awareness of this vital scheme for first time buyers, to the people this scheme is designed for. And as our recent survey shows, we have quite a job to do, with half of first time buyers having never heard of ‘shared equity’.

Only 12 per cent of first time buyers we polled could correctly explain what shared equity was (despite nearly 50% claiming they knew), over 60% confusing it with shared ownership – where people part buy, part rent their home.

This is disconcerting news to say the least. Schemes like FirstBuy and its predecessor, HomeBuy Direct, have been designed specifically to help first time buyers and the fact that there is still a huge number of them that cannot correctly identify the meaning of such a scheme means that they will not be considering it in their list of potential funding options to help them onto the property ladder.

The term “shared equity” was recently reviewed by the government and replaced with equity loans earlier this year.  However, this survey suggests there is still a lot of work to do to educate the public if Firstbuy is to help enough buyers onto the property ladder as it is rolled out across the UK later this year.

In fact, 37 per cent of the first time buyers polled admitted that their lack of understanding would put them off using an equity loan completely – and who could blame them? Fear of the unknown is fear indeed. In addition, nearly 53 per cent of new buyers said that they were unable to purchase as they haven’t got enough for a deposit and 30 per cent couldn’t get a big enough mortgage – both issues that FirstBuy aims to address for new buyers.

Since the availability of high loan-to-value mortgages following the credit crunch reduced considerably, first time buyers have felt the pinch but the truth is that they are still missing a trick when it comes to equity loans.  In most cases, it is the lifeline they are looking for, particularly as recent reports claim that the majority of adults have given up ever being able to afford their own home altogether.

We need to make sure that first time buyers know that this product gives them access to better mortgage rates and lower monthly payments and that it is a truly effective way of purchasing a new home.

Miller Homes have been granted FirstBuy funding, which is fantastic news for potential customers of ours and following the huge success of HomeBuy Direct, we look forward to offering the product to first time buyers. We just have to make sure that we shout from the rooftops to make sure that new buyers really understand what a gem is on offer to them to help fulfill their house buying dreams.

Miller Homes Celebrate Quality

Today has been fantastic for 26 of our site managers who picked up Quality Awards in this year’s NHBC Pride in the Job Awards.

The site managers were recognised in the first round of the NHBC’s annual awards campaign, which celebrates the fantastic work carried out by Miller Homes site managers across the country.

I am so very happy with the result of this year’s Quality Award results, not least because this is the highest number of winners we have ever had, but it is also the fourth consecutive year that we have increased our number of Quality Award Winners.

The great thing about the Pride in the Job awards is that it gives us the chance to celebrate the fantastic achievements of our site managers and lets us shout from the rooftops about the quality of our products. One thing is sure – we wouldn’t be able to deliver such high quality products for our customers without them.

We now look forward to seeing our Quality Award winning site managers go through to the next round of the competition, where just 130 of the 400 winners recognised will win Seal of Excellence awards. I’m sure that our managers will make a fantastic impression in the next round of the competition. Well done to you all!

There’s no such thing as a free lunch

At Miller Homes we know there’s no such thing as a free lunch. Not least in the current climate, with the rising cost of food expected to hit us hard in the pocket for years to come.

Yes, grabbing a sandwich from your nearest eatery might be quick, convenient and taste great but you could be spending more than you think. Remember our blog on looking after the pennies? Well, add this cost up over 12 months and you could be blowing up to £1,000 a year money which could be better saved towards that dream home.

In today’s property market, many of the struggles experienced by first time buyers are in raising the deposits required to get that all important first step onto the ladder. But with a goal in sight, saving for a deposit may be easier than you think and we like to think that a little can go a long way.

A recent survey from Moneysupermarket.com suggests that the average age of a first time buyer has now risen to 38. As depressing as this sounds, we’ve been working hard to ensure you won’t have to wait quite that long.

Live and let to buy..

With many people struggling to sell their existing home in the current market, could let to buy be a viable option?

Perhaps the forgotten relative of the mortgage family, let to buy mortgages were more popular back in the early 90′s.  Not quite the same as buy to let; a let to buy mortgage allows you to borrow money to buy a new home to move into whilst your existing property is rented to tenants.

Our eggs-ellent Easter plans

With Easter now just days away and chocolate eggs flying off supermarket shelves around the country, we thought we’d share our Easter plans with you. After all, with bank holidays galore this time of year and some rather pleasant weather forecasts now could be the perfect time for a spot of househunting.

At our Alexandra Chase development in the North East, we’re bringing families together over the Easter weekend, by offering free family portrait sessions for everyone who visits our sales office on Sunday. We’ll also be opening our new four bedroom detached show home, so why not come down and take a look?

The fun doesn’t end there, as all of our Southern and Yorkshire developments are offering a free Easter egg for each child who pays a trip to our developments. Mums and Dads out there will need no better reason to bring the kids along for a spot of Easter househunting.
